We are searching for an accomplished Property Development Manager to join our team and spearhead the delivery of significant capital investment programs that meet both organisational and community needs.

The Role

As the Property Development Manager, you will be responsible for leading and overseeing a portfolio of complex development projects. This role demands a high level of expertise and a strategic mindset to navigate the challenges of property development in a dynamic environment.

Your key responsibilities include:

  • Manage and oversee a diverse portfolio of development projects, including those requiring master planning, rezoning, or multi-staged approaches. Your leadership will be pivotal in driving projects from conception through to successful completion.
  • Undertake complex feasibility modeling, providing robust options and sensitivity analyses. You will be responsible for ensuring that all property development projects are grounded in sound financial feasibility, with a clear understanding of risks and opportunities.
  • Continuously innovate and refine Property Development processes and governance frameworks. You will be expected to not only follow but also create and enhance best practices that will drive efficiency and effectiveness across the team.
  • Lead the full lifecycle of property development projects, including design, statutory approvals, procurement, construction, commissioning, and sales. Your focus will be on delivering high-quality outcomes on time and within budget, while also managing and mitigating risks.
  • Develop and maintain accurate financial feasibility models and business cases, ensuring that all capital investment activities are aligned with these frameworks. You will be expected to rigorously monitor and report on budgetary performance, identifying opportunities for cost savings and efficiency improvements.
  • Identify, assess, and manage risks across all stages of the development process. This includes conducting due diligence for site acquisitions and ensuring that all statutory planning instruments are appropriately considered and addressed.
  • Lead the preparation and presentation of comprehensive planning reports, business cases, and governance papers. You will be responsible for ensuring that all documentation is meticulously prepared and effectively communicated to senior leadership and external authorities.
  • Provide strategic insights and recommendations based on industry best practices, emerging trends, and organisational needs. You will play a key role in shaping the direction of property development projects and ensuring alignment with broader organisational objectives.
  • Maintain rigorous oversight of project progress, ensuring that all projects are delivered according to the approved business case. You will critically evaluate project outcomes, identifying lessons learned and opportunities for future improvement.
  • Actively manage and influence both internal and external stakeholders to support project success. This includes managing consultation processes, building Uniting’s corporate image, and minimising risks through proactive engagement.

Qualifications and Experience

  • Degree or Master’s in Property Development or a related discipline.
  • Diploma or significant Project Management experience.
  • Minimum 7 years of Property Development Management experience, preferably in Aged Care or Retirement Living. Experience in Hospitals, Residential, Hotels, or other property sectors will also be considered.
  • Have considerable experience with Vertical builds.
  • Proven track record of delivering complex Property Development Projects, including advanced feasibility and scenario testing.
  • Experience managing multiple projects, each with a minimum value of $40 million.
  • Strong people management skills, with a demonstrated ability to lead and develop high-performing teams.

  • Exceptional project management skills and the ability to juggle multiple tasks and priorities.

Desirable

  • Post-graduate qualifications in Property Development, Project Management, or related fields.
  • Membership in relevant industry bodies.
  • Aged Care and Retirement Living experience
  • Significant stakeholder management experience.
