About Central Park and the Central Park Conservancy

Central Park is one of the world’s most famous and beloved public spaces. Designed by Frederick Law Olmsted and Calvert Vaux in 1858, the 843-acre Park was the country’s first purpose-built public park and is a National Historic Landmark and a New York Scenic Landmark. The Central Park Conservancy, a private, not-for-profit organization, was founded in 1980 to rescue the Park, which had fallen into serious disrepair. Since then, the Conservancy has overseen the investment of over $1.6 billion in the restoration of the Park, which now hosts over 40 million visitors a year.

The Conservancy is one of the largest and most successful public private partnerships in New York City and is considered a major civic institution given its impact on the health and vibrancy of both the Park and the City.  The Conservancy’s mission is to preserve and celebrate Central Park as a sanctuary from urban life. The City of New York has formally entrusted the care of the Park to the Conservancy which is responsible for every aspect of its care, including landscape maintenance, capital improvements, and the visitor experience. The Conservancy employs roughly 400 people and has an annual operating budget of $100 million. 

The Position

The Facilities Maintainer III position works closely with a team of custodians who are responsible for the technical cleaning and maintenance of floor surfaces in Central Park’s public bathrooms, staff areas, and visitor centers and the sanitation of outdoor surfaces such as plazas, squares, waste stations, park drives and other surfaces as needed. The Facility Maintainer III works under the guidance of the Facilities Manager, Assistant Manager, and Forepersons.

Essential Duties  

Technical Responsibilities:  

• Identify floor types and correct methods to preserve and care for each type of flooring.
• Regularly remove graffiti vandalism from park hardscapes including signs, restrooms, benches, hand rails, painted bridges, and paved surfaces.
• Perform specialized graffiti and stain removal from park structures and surfaces including use of appropriate chemicals and pressure washing techniques in a way that does not compromise surfaces.
• Conduct regular pressure washing in waste collection areas and high use areas to greatly enhance the park’s cleanliness and sanitation.
• Safely operate specialized equipment such as sweepers, buffers, strippers, vacuum cleaners, carpet extractors, steam cleaners, and pressure washers with appropriate personal protective equipment (PPE).
• Thoroughly clean and safeguard equipment after each use and perform regular preventative maintenance on equipment to prolong its effectiveness and useful life.
• Safely store, utilize, and dispose of chemicals.
• Provide general hardscape maintenance as needed (e.g., sweeps around benches/stairs, clears paths of debris, removes graffiti from lampposts and signs).
• Keep records and make written reports (e.g., tracking large projects).
• Support waste management operation by picking up and performing proper disposal of trash and recycling.
• Perform snow removal and ice mitigation on paths with machines and physical labor to provide appropriate levels of access as per established organizational standards.

• Assist in preparation and clean up for special events as needed .
• Ability to provide both oral and written communication that is easily understood and direct in its content.
• Ability to engage in critical thinking skills that allow one to prioritize work, multitask and problem solve.
• Effectively use down time to plan future work and care for equipment.
• Seeks out and participates in training sessions and professional development.
• Works with and teaches other staff.
• Cooperate with other staff within the department and other department personnel in completing assigned tasks.
• Displays the necessary initiative and dependability to work alone or in groups.
• Interact with Park patrons in a professional manner and answer questions.

Related Work:  

• Operate various types of equipment including utility vehicles and pick-up trucks.
• Maintain tools and equipment in good working order and report items that require repair.
• Reports on malfunctioning infrastructure, safety hazards, and quality of life issues.
• Perform related work as assigned.

Qualifications

A four-year high school diploma or equivalent; and Demonstrated work experience in floor care and/or pressure washing; and Technically proficient hand skills and a rigorous attention to detail. Effective communication skills and basic computer knowledge Valid Drivers’ License that must be maintained for duration of employment.   Ability to identify floor surfaces and park surfaces and the special treatments necessary for their care and maintenance. Ability to work weekends and holidays as needed.   Ability to lift 50 lbs. and perform heavy physical labor daily in all weather conditions.    CPC Internal Candidates:

Salary range:  $48K to $58K (based on level of experience)
