Lead Building Systems Operating Engineer

GENERAL SUMMARY OF POSITION:    

Under the general supervision of the Associate Director or designee, the Lead Building Systems Operating Engineer supervises, performs and coordinates the day-to-day function in the proper operation of all building systems.  Responsible for the technical training of all Building System Operating Engineers.

 

 

MAJOR RESPONSIBILITIES:

• Perform all duties of the Building System Operating Engineer
• Supervise, assist, and train the Building System Operating Engineer (technical staff) in the day to –day operation of all facilities including BL3 labs
• Analyze all systems to assure safe, efficient and reliable operation, and initiates all necessary changes.
• Implement and maintain workload control system including work order documentation.
• Schedule, develop, and perform performance assurance checks (PAC) in compliance with all recommended standards.
• In the event of emergencies, alarms, and to coordinate maintenance actions, properly access BL3 facilities
• As part of the PAC’s, review documentation and maintain database program to determine equipment reliability, operation, cost, and estimates useful life remaining.
• Work directly with all trades in scheduling and implementation of all major repairs in the building systems.
• Ensure clean and safe working conditions throughout the Institution.
• Responsible for all safety training of staff members, and insuring that all types of training are provided. Determine work schedules, materials, manpower needs, and methods needed to accomplish assignments. Keep, maintain and update all such records.
• Oversee the purchase of repair parts and other inventories.
• Responsible for developing and maintaining departmental policy and procedure manual including emergency response procedure.
• While in the performance of routine duties; may be required, as needed to perform all work associated with all maintenance trades of an equal or lower grade classification; where the work or task does not require a specific license.
• Work all shifts, all days and rotations as required.
• Perform other duties as required.

 

 

REQUIRED QUALIFICATIONS:

• Trade school graduate, or equivalent experience
• 10 years experience in operation/maintenance of a complex building system.
• Must obtain within 6 months SRA clearance (Security Risk Assessment)
• Familiar with all standards set forth by JACAHO to meet accreditation.
• Thoroughly familiar with and skilled in instruction operating and maintaining procedures for all mechanical and electrical/mechanical systems and equipment, analytical skill in devising and interpreting control systems including comprehension of electrical and mechanical diagrams.
• Skill in troubleshooting sophisticated systems and equipment and experience in training others in the skill of troubleshooting.
• Skill in preparing reports and presenting facts clearly in written form and orally.
• Skill in describing proper operation of complex systems including HVAC, plumbing, electrical, medical gas distribution, and all controls.
• Ability to travel to off-site locations.

                                                                                                               

 

 

 

ENVIRONMENTAL WORKING CONDITIONS:

May perform work in all Medical Center facilities and is subject to possible exposure to chemicals, gases, electrical shock; may work in confined spaces on ladders. Ability to perform physically arduous tasks; normal dexterity, visual acuity, ability to lift up to 50 lbs., ability to climb and work from ladders and scaffolding, and work in confined areas Ability to stand and walk for long periods of time, manual dexterity for handling large machines and small components/tools; ability to lift heavy objects; visual acuity for inspection and repair of systems and equipment.
