Location
 

Our Kennesaw campus is located at 1000 Chastain Road NW, Kennesaw, GA 30144. Our Marietta campus is located at 1100 South Marietta Parkway, Marietta, GA 30060.


Job Summary
 

This position plays a pivotal role in shaping the institution’s real estate portfolio to align with its long-term strategic objectives. Responsible for contributing to the growth and sustainability of the university by providing expert guidance on real estate matters, optimizing asset utilization, and fostering strategic partnerships. Cultivates relationships with internal and external partners, affiliated organizations, Board of Regents (BOR) staff, and local, state and federal government officials ensuring regulatory compliance and legal requirements.


Responsibilities
 

KEY RESPONSIBILITIES*:
1. Develops and implements a comprehensive real estate strategy aligned with the university¿s overall goals and objectives
2. Conducts thorough analyses of market trends, economic indicators, and demographic factors to inform strategic decision-making
3. Oversees the university¿s real estate portfolio, ensuring it meets current and future space requirements
4. Optimizes space utilization, cost efficiency, and operational effectiveness through lease negotiation, property acquisition, and disposals ensuring adherence to BOR, local, state and federal guidelines and regulations
5. Conducts financial feasibility studies, cost-benefits analyses, and risk assessments for potential real estate transactions
6. Develops and manages budgets related to real estate initiatives, ensuring alignment with the university¿s financial goals
7. Collaborates with internal stakeholders, including academic departments, administration, and finance, to understand their space needs and incorporate them into the overall real estate strategy
8. Responsible for regulatory compliance by staying abreast of local zoning regulations, land use policies, BOR policies, and other relevant legal requirements ensuring all real estate activities comply with regulatory standards and mitigate potential legal risks
9. Integrates sustainability principles into real estate decision-making, promoting environmentally conscious practices and energy-efficient solutions
10. Prepares and presents comprehensive reports on real estate initiatives, financial performance, and key performance indicators to senior leadership, BOR, and other relevant committees or groups


Required Qualifications
 

Educational Requirements
Bachelor’s degree from an accredited institution of higher education in real estate, business administration, public administration, economics, planning, finance, law, or related field
Other Required Qualifications
Current, valid, and unrestricted driver’s license
Required Experience
Eight (8) years of experience in property acquisition, development or a large facilities management function involving difficult and complex appraisal, acquisition, lease negotiation activities, portfolio management, facility planning, site selection, or asset management of real property and personnel management


Preferred Qualifications

Previous supervisory or administrative capacity at a college or university
Preferred Educational Qualifications
An advanced degree from an accredited institution of higher education in real estate, business administration, public administration, economics, planning, law, or related field


Proposed Salary
 

The budgeted salary range is $119,280 to $150,000.  Offers are based on relevant experience.

Able to interact regularly with senior executive administrators, affiliated organizations, partners, the Board of Regents staff, local, state and federal government officials
Must be self-directed, able to work independently and in a team-oriented environment.
Must be able to communicate effectively with a wide variety of stakeholders in academic and commercial settings
Able to plan and execute strategically at an executive level but also contribute to urgent on the ground problem solving when necessary
Able to listen to feedback and constructively problem solve
Able to handle multiple tasks or projects at one time meeting assigned deadlines
KNOWLEDGE
Knowledge of and ability to employ effective strategies that support and grow the university¿s real estate portfolio
Basic knowledge of AutoCAD to review plans and construction documents
SKILLS
Excellent interpersonal, initiative, teamwork, problem solving, independent judgment, organization, communication (verbal and written), time management, project management and presentation skills
Proficient with computer applications and programs associated with the position (i.e. Microsoft Office suite)
Must be creative, flexible, positive, highly organized and able to develop and implement systems and procedures and communicate process effectively
Strong business acumen
Strong attention to detail and follow up skills
Strong customer service skills and phone and e-mail etiquette
