PROPERTY AND ACQUISITION SPECIALIST 2 

Wildlife Program – Lands Division

The salary listed includes the 3% pay increase that goes into effect on July 1, 2024.

Be a part of managing over one (1) million acres of diverse landscapes from hatcheries, shellfish beds, wildlife areas to public fishing access areas.

Assist the Lands Agent for Region 2 in real estate services, supporting both regional staff and the public with technical expertise.

You will assist the Lands Agent in reviewing title commitments, baselines, environmental site assessments, and drafting documents on projects.

Duties:

Here is what you will be doing,

Applies laws, methods, and principles covering real estate transactions for management of WDFW property: 

  • Prepares and maintains property management functions.
  • Prepares and maintains property files.
  • Performs property inspections.
  • Evaluates and responds to requests for use of WDFW lands from all Region 2 Programs.
  • Uses Lands Inventory Database System (LIS) to research inquiries related to WDFW land maps, ownership records, and fund source documents.

Applies laws, methods, and principles in issuing permits for the commercial, recreational, and scientific use of WDFW land in Region 2: 

  • Manages requests for permits allowing temporary use of department lands by consulting with regional staff and applying fee guidelines.
  • Prepares and maintains permit files.

Assists the Region 2 Lands Agent with real estate transactions within Region 2 involving acquisitions, exchanges, conversions, and/or property dispositions:

  • Negotiates real estate acquisitions as assigned.
  • Consults with other staff to determine qualities of property and property rights needed.
  • Assists in determining desirability and priority for property to be acquired.
  • Assists Lands Agent in conducting due diligence such as reviewing title commitments, baselines, and environmental site assessments, and drafting documents on projects as assigned.

 

WORKING CONDITIONS:

  • Work Setting, including hazards:
    • Work approximately 80% of time in an office setting conducting general property management and acquisition activities involving the review or creation of documents, responding to email or phone inquiries. Up to 20% of the office work may have the option of teleworking.
    • Office hazards may include working under fluorescent light, repetitively entering data into computer, and looking at computer monitor for long periods of time.
  • Schedule:
    • Typically, Monday – Friday, 8:00 A.M. – 5:00 P.M.
  • Travel Requirements:
    • Up to 20% of time may be in travel or overnight status. Travel may include going from Olympia to Okanogan County with co-workers on a monthly basis.
  • Customer Interactions:
    • Attending meetings, responding to phone calls and emails.

 

Qualifications:

REQUIRED QUALIFICATIONS:

  • Bachelor’s degree involving major study in business or public administration, real estate, natural resource management or closely allied field.

           AND

  • One (1) to two (2) years of professional experience in activities such as acquisition, leasing, title examination, escrow closing, negotiations, or property management.

OR 

  • One (1) year of experience as a Property and Acquisition Specialist 1

Please Note: 

  • Closely related qualifying experience may be substituted for the required education on a year-by-year basis.

 

PREFERRED QUALIFICATIONS:

In addition to those required qualifications, our ideal applicant will also have some or all of the following: 

  • Ability to read and interpret maps, surveys and legal descriptions.
  • Project management experience demonstrating the ability to effectively prioritize multiple issues/tasks.
  • Knowledge of title research and escrow procedures.
  • Computer proficiency in Microsoft Office suite software.
  • Ability to effectively present ideas and concepts with a variety of customers.
