who we’re seeking
With our organisation continuing to grow we seek to employ an experienced and qualified property manager looking for permanent role between 20-30 hours per week with the opportunity to increase hours should it be desired.
As a Property Manager at Just SDA Management, you will play a crucial role in overseeing and optimising the performance of our specialised SDA property portfolio. The ideal candidate will have a comprehensive understanding of the various elements of property management including legislative requirements, processes, systems, and the management of both our residents and our client property owners.
Your strong communication skills and proven track record in property management will help you excel in the role, as will your ability to communicate to various stakeholders from diverse backgrounds including our residents, our clients and various stakeholder partners.
Key Responsibilities
Resident and Client Relations
- Effectively assist prospective residents with their interests, and applications for our broad range of properties across our portfolio
- To manage and assist with the required documentation and agreements to ensure all residents and clients have met the necessary legislative, regulatory and compliance requirements
- Work with our broader community to promote, advertise and market available SDA properties to attract potential residents for our properties.
- Conduct property viewings, assist with resident applications, and processing of SDA documentation with a focus on supporting the needs of individuals with disabilities.
- Foster positive relationships with residents and their support networks through information sharing and transparency, ensuring a supportive, independent and peaceful living environment.
Property Maintenance and Modifications
- Conduct routine inspections to ensure our SDA properties are maintained as required
- Collaborate with residents and their support teams to throughout the lease period
- Coordinate and oversee property maintenance and modifications (as required) with stakeholders to meet accessibility and safety standards as required
- Collaborate with contractors and service providers to ensure specialised modifications are executed efficiently.
Financial, Compliance and Risk Management
- Collect and process rent payments and SDA payments, manage arrears, and provide transparent financial reporting to clients and senior leadership team.
- Prepare and manage budgets and reports for SDA properties via Property Me, Xero and other management software to ensure accurate reporting and financial management of portfolio
- Proactively seek to stay informed about relevant legislation and ensure SDA properties comply with all regulatory and compliance standards including the NDIS Quality and Safeguards Commission and relevant state and territory legislation.
- Effective deployment of risk management and mitigation strategies associated with property management through effective planning, strong governance and compliance measures.
- Assist in the management of client and resident matters include dispute resolutions, with a sensitivity to the unique needs of individuals with disabilities.
Client Communication
- Maintain regular communication with property owner clients, keeping them informed about SDA property relating matters including performance, revenue, and industry and market trends.
- Act as the primary point of contact for client inquiries and concerns, demonstrating a commitment to transparency and inclusivity.
