4Site are seeking a driven and detail-oriented Intermediate Quantity Surveyor with experience in high-end residential main contracting to join a leading contractor specialising in luxury residential projects across the UK. This is a fantastic opportunity to work on some of the most prestigious and complex residential developments in the industry.You will play a pivotal role in the commercial management of multiple high-value projects, utilising your negotiation skills to drive project costs and value. You’ll work closely with senior QS and project management teams to ensure projects are delivered on time and within budget.Key Responsibilities:Prepare cost estimates, tender packages, and procurement documentation for high-end residential projectsMonitor project costs, handle valuations, and manage variationsNegotiate with subcontractors and suppliers to achieve the best possible terms and pricesOversee subcontractor procurement and final account settlementsProvide regular cost and project reports, ensuring financial control across multiple sitesLiaise with clients, architects, and consultants to ensure projects run smoothlyAssist with contract administration (JCT contracts experience preferred)Manage project budgets, ensuring high-quality work is delivered on time and within budgetRequirements:Minimum of 2–3 years’ experience as a Quantity Surveyor with a UK-based main contractorPrevious experience on high-end residential projects (new build, refurbishment, or restoration)Degree qualified in Quantity Surveying, Construction Management, or a related fieldStrong commercial awareness, attention to detail, and a solid understanding of costs and pricingProven negotiation experience with subcontractors and suppliers to ensure cost-effective solutionsExperience with JCT contracts (preferred)Strong communication, client-facing, and stakeholder management skillsAbility to manage multiple projects simultaneously and meet deadl
