Job DescriptionWe have a fantastic opportunity for a Senior Quantity Surveyor to join a leading property developer based in Richmond.This is an excellent opportunity to join a forward thinking self-build property developer working alongside like-minded people on top class multi million pound projects.Purpose of PositionThe role of the QS encompasses Subcontract procurement and account management, forecasting of costs and values in monthly Project Reports, budgetary controls, cash flow forecasts, the preparation and valuation of progress and final payments in connection with any Contract or Subcontract. It also includes the appraisal of the value of proposed construction options and the preparation of Bills and/or Schedules of Quantities of materials, labour and services required.Key Duties & Responsibilities

  • Handover from acquisitions department
  • Pre-contract Commencement Meeting with the Project Team & Purchasing Team.
  • Prepare cash flow for the project based on the Contract Programme for issuing to the development & accounts team
  • Cash flow projection to be used as a checking device providing a cross check on actual progress versus planned progress.
  • Re measure trade packages as required to identify any errors or cost savings prior to procurement of packages
  • Prepare Tender enquiry packages liaising with the Contracts Manager, Project Manager to ensure that all items are included in the package.
  • Select Subcontractors from various work elements aligned with the programme and procurement schedule.
  • Create and use Procurement tracker to keep a trace on the status of various packages which are out to Tender. Procurement Schedule should be aligned with Programme.
  • When Subcontract tenders are returned, carry out a tender analysis to ensure that a compliant and fully priced tender has been returned. Review and evaluate tenders identifying any omissions, qualifications or clarification that may be included and balance all tenders to show a like for like comparison.
  • Examine various alternative equal and approved materials in house and in conjunction with the relevant Subcontractor. Where appropriate, obtain alternative tender estimates liaising with the Contracts Manager/ Project Manager.
  • Carry out value engineering appraisals as required whilst coordinating with the Design Team and/or Employer in conjunction with the Contracts Manager/ Project Manager.
  • Compile a short list of Subcontractors and hold meetings with them to review their tender to ensure that they have understood what they have priced and have included for all necessary items.
  • Where necessary Quantity Surveyor to carry out Subcontractor reference checks with Quantity Surveyors in other organisations to assess/ evaluate their Health & Safety adherence, programme performance and ability to deliver, Quality/ Environmental standards, claims consciences, financial stability, resources, and any other pertinent criteria.
  • Hold pre contract meetings with successful Subcontractors along with the Project Manager and issue Contract documents for signing. Take minutes of meeting to be appended to order.
  • Complete Subcontract Order & collateral warranties as required
  • Notify Design Team of any Change Orders/ Variations and track changes on the Change Order/ Variation Schedule.
  • Attend internal and external meetings as required.
  • Issue and agree schedule of monthly progress application/ valuation dates with subcontractors.
  • Prepare cost reports for senior management as required.
  • Carry out monthly valuations of Subcontractors claims and issue payment notices.

Requirements

  • Degree in Quantity Surveying is essential
  • Can work to tight deadlines and budgets
  • Be commercially aware with good client facing skills
  • Ability to work on own initiative and develop team
  • 5 – 10 years + experience with a Main Contractor in Ireland or the UK

Expected salary

£70000 – 80000 per year
