Introduction :


 

1.       Scope of Work

 

The contractor shall perform troubleshooting and preventive maintenance of all the air conditioning units installed. The preventive maintenance must be done twice per year, that is, every six months. Preventive maintenance will be carried out after signing the contract.

2.       Specific Tasks

The Contractor shall perform the following troubleshooting and preventive maintenance services:

a)       Check the electrical wiring and connections tightness

b)      Inspection of compressor motors for proper operation

c)       Inspect fan for bent/broken blade(s) and correct as necessary

d)      Clean coils with cleaning detergents

e)       Inspect pipes and valves for leaks and proper insulation

f)        Check refrigerant pressure and charge if necessary

g)       Check mounting bolts for looseness to minimise noise and vibration

h)      Clean air and carbon filters

i)        Clean fan motors for proper operation

j)        Check power and other control units and systems and correct defectives if any

k)       Check and calibrate thermostat

l)        Training of key personnel

m)    Start air conditioning unit and check for proper operation

n)    Produce a report on Non functional air conditioning units complete with faulty components.
