Reporting to the Managing Director and WBG Chief Administrative Officer (MDCAO), the Global Corporate Solutions Department (GCS) brings together the functions of Corporate Security (GCSSC), Corporate Real Estate (GCSCR), and Corporate Services (GCSCS).  All units report to the Director (GCSDR).
GCS’s Corporate Real Estate Division (GCSCR) supports IBRD, IDA, MIGA, and ICSID in realizing and executing their real estate needs worldwide.  It is a key interlocutor between Senior Management, operational management, and staff of the four organizations.  GCSCR’s primary purpose is to create safe, cost effective, functional space to meet the business needs for each unit so that they can perform the work that is needed to support the WBG mission to reduce poverty and raise prosperity for their clients. 
To achieve its purpose, GCSCR led by the Senior Manager and is structured into 3 divisions: (I) HQ Real Estate Development & Management (GCSHQ) and (II) Global Real Estate Development & Management (GCSIR) and (III) Global Strategy and Planning (GCSSP). GCSCR also acts as the Secretariat for the WBG’s Real Estate Governance Framework, including supporting the WBG Real Estate Governance Council, chaired by the MDCAO, and the Real Estate Governance Group, chaired by the Director, GCS. 
GCSCR is comprised of approximately 80 staff, leverages over 500 contractors, including for facilities management at HQ, and manages an annual facilities capital investment plan of ~$30 million at HQ. GCSCR works closely with the Regions on the Bank’s more than 100 country offices and manages several of the Bank’s owned (and larger leased) country offices. 
The major objective of this unit is to provide services that create a functional, cost-efficient, safe and healthy workplace environment for the World Bank workforce in Washington, DC. The Project Manager is a member of the Strategic Planning Design & Leasing unit and is responsible for contributing to the overall facilities planning at the World Bank Headquarters, including the development and maintenance of long-term and annual work programs, facilities management information systems, space standards and policies. Moreover, holds responsibility to ensure all current drawings and systems are maintained, relevant space reports are generated on a regular basis and serves as the central point of contact regarding the space technology solution within a client environment. Solid understanding of drafting techniques and familiarity with construction and furniture terminology. 
This unit coordinates its activities with those of the Facilities Construction, Operations & Maintenance unit, in supporting Project Managers. Through the use of a comprehensive facilities management information system, the unit tracks allocation and usage of owned and leased space at Headquarters.
Duties and Accountabilities:
Duties and accountabilities include, but are not limited to: 
  • Aid in the development of the Bank-wide master plan allocation and move plans for the implementation of the HQ Real Estate Strategy.
  • Develop and analyze scenarios for equitable solution spatial needs.
  • Develop move schems to integrate related moves and activities in conjunction with the space realignment and moves across HQ buildings.
  • Work with space coordinators (clients) to create detailed planning proposals for increasing space efficiency.
  • Contribute/analyze the actual application of the plan throughout the different phases to determine the effects (boundaries, adjacencies, cost, assignable square feet, etc.) to all affected units.
  • Manage the flow of information with GCSHQ in the implementation of move plans for accuracy of data/drawings.
  • Evaluate and advise Bank-wide clients in the adjustments of their space envelope.
  • Maintain, in conjunction with the Information Analyst, the CAD information for timeliness and accuracy.
  • Work implies frequent interaction with the following: Managers at all levels at Headquarters, Internal Service Providers, Project managers, A/E Firms, Legal Counsel, and Real Estate Advisors/Landlords.
  • Collaborate with other members of the strategic planning team to ensure space metrics (i.e., status, trend analysis, forecasts, inventory data, occupancy, and vacancies) are verified and reported to senior management to monitor space planning activities.  
  • Proactively monitor space allocation data and changes to ensure the CAD database is up to date.
  • Provide allocation data in accordance with the annual client space allocation review process.
  • Manage the CAD database and provide metrics to project managers and members of the strategic planning team.
Selection Criteria:
  • Master’s degree with 5 years relevant experience or bachelor’s Degree with a minimum of 10 years of relevant experience (e.g. architecture, interior design, strategic planning, workplace strategy, or other related field). 
  • Excellent oral and written communications capabilities; strong organizational, research/analytical and presentation skills. 
  • Proven organization skills and ability to multi-task and operate effectively in a matrix management and high-pressure environment.  
  • Strong interpersonal skills and ability to work effectively with internal/external partners in a multicultural environment. Ability to develop solid relationships with key stakeholders and build productive partnerships. 
  • Ability to work independently and as part of a team.  
  • Technical knowledge to make recommendations regarding the quality of spatial requirements.
  • Experience in interpreting floor plans and working in an architectural environment.
  • Familiarity with database and spreadsheet program applications.
  • Understand space planning methodology and apply them to Bank-wide initiatives.
  • Architectural and Engineering skills, in-depth understanding of architectural and interior design concepts.
