Overview
RES is looking for a Water Quality Land Representative with 3+ years of experience, sitting out of Columbus, OH, Richmond, VA, Glen Burnie, MD, or Orlando, FL.
The mission: Water Quality Land Representative will lead land searches and land negotiations for new, watershed-scale water quality restoration projects, working as part of the Water Quality Solutions Team to develop regional strategies for project development, easement, and land acquisition for large water quality/ecological restoration/mitigation projects, for all project phases, from conception to successful completion. You will develop relationships with prospective landowners and community business leaders, thus securing property rights and enabling project realization. The job involves interaction with many different types of landowners and RES staff functions, including sales, regulatory, and field operations teams, analysts, and in-house counsel. Thus, communication skills are key to success.
What your day-to-day might look like?
This position could require up to 25% travel across the East and Great Lakes regions, including overnight stays.
You will be focusing on the following key areas, ensuring effective contract management, successful land acquisition, and thorough analytical work, all contributing to the advancement of the RES business model and project development:
Land Acquisition:
- Spend most of your time acquiring land for new deals by researching suitable landowners, contacting them, and updating software reports.
- Independently identify opportunities to introduce new types of contracts.
- Identify and complete the appropriate contract form for a given land acquisition.
- Lead negotiations with selected landowners on their properties.
- Recommend solutions to landowners regarding all contracting roadblocks.
Site Feasibility, Viability and Data:
- Determine site feasibility characteristics and assess potential site viability for water quality restoration/mitigation projects.
- Analyze property data and land records for the suitability of restoration sites.
- Work with GIS teams to develop variables for land search applications for chosen land search campaigns.
Due Diligence and Project Development:
- Assist in due diligence items, including surveys and title work, and prepare and organize closing documents.
- Assist in creating preliminary project budgets.
- Run numbers associated with acquiring new land assets.
- Support the development of projects in the proposal process for various project phases.
- Work with management to prepare and maintain monthly cash flow statements.

Qualifications
We would like to talk to you if you have many of the following:
- BS/BA in Real Estate, Land Management, Water Quality, Agriculture or Biological/Environmental Sciences
- 3+ years of land acquisition or land sales including easement, declaration of restrictions and fee simple acquisitions.
- Experience working with land owners in the East or Great Lakes area of the U.S.
- Experience working with agricultural landowners.
- Established, extensive network of landowners, community leaders, etc. in relevant markets
- Advanced knowledge of market value for land in relevant markets and experience developing residual value plans for future resale.
